Subsale vs New House — Which Is Better?

Both have their own pros and cons. It depends on your needs, budget, and how long you're willing to wait.

Subsale House

  • Can move in right away (no waiting for construction)
  • Can see the actual condition of the house before buying
  • Location is usually in a mature area (existing infrastructure, neighbours)
  • Price can be negotiated directly with the seller
  • Need to check the structural condition — may need renovation

New House (Developer)

  • Everything is new — no wear-and-tear issues
  • Often comes with attractive schemes (rebates, DIBS, etc) from the developer
  • Need to wait for construction to complete (can take 2-3 years)
  • The area may still be developing (infrastructure not yet complete)
  • Has a Defect Liability Period (developer must fix certain defects)

In short: Want to move in quickly and see the actual house first → subsale. Want a fully new house and are willing to wait → buy from a developer. Many also choose subsale for the mature location and more flexible price negotiation.
