LPPSA vs Bank Loan — Which Is Better?

For civil servants, LPPSA (Public Sector Home Financing Board) is usually the top choice over a regular bank loan. Here's a quick comparison.

LPPSA

  • Lower interest rate (usually around 4%, fixed for the whole tenure)
  • Financing margin up to 100% (including legal fees & insurance)
  • Direct salary deduction — simpler process for civil servants
  • Only for eligible civil servants (permanent/certain contract types)
  • Only for residential homes (not commercial/land)

Bank Loan

  • Floating interest rate (can rise/fall with the OPR)
  • Usual financing margin 80-90% (sometimes 100% for certain cases)
  • Open to everyone — private sector, self-employed, civil servants
  • Approval process can be more flexible depending on the bank
  • Can be used for houses, commercial, and land

In short: if you're an eligible civil servant, LPPSA is usually the cheaper option (low interest rate + high margin). If you're in the private sector or LPPSA isn't enough, a bank loan (or a combination of LPPSA + bank) becomes the choice.
